ASPHALT RESURFACING STARTS MONDAY, APRIL 20, 2015

GOOD TIME TO INSTALL SPEED BUMPS NEEDED ??

IMPORTANT NOTICE TO ALL RESIDENTS OF ANASAZI

The asphalt resurfacing project will start April 20, 2015 at 6:30 A.M. and is expected to be completed
April 28, 2015.  The entire property; all drives and parking spaces, will be paved and striped. Residents will be directed to park in alternative parking spaces when work is being done in their parking area if they have a vehicle parked on the property.  We will give as much notice as possible when a vehicle needs to be moved to a different location.

Winter and Seasonal Visitors: We advise you to make arrangements to store your vehicle at another location during the asphalt resurfacing project or have someone available to move your vehicle in your absence.

If you leave your vehicle at Anasazi when you leave for the summer it will have to be relocated to allow the asphalt company to resurface the parking space and paint the striping. 

Please be aware, if you leave your vehicle parked at Anasazi, the Anasazi Village Condominium Home Owner's Association and Management Office assumes no responsibility for any damage to your vehicle.

Your patience and cooperation during this major property improvement project is greatly appreciated.

Girl Friday Speeds Through Here

On Saturday afternoon , I was out walking and this white SUV came flying through front gate and squealed as it turned down to build 14 area. I have to say this is the second time this week this vehicle has raced through here , And I mean raced through here...If this is a resident then someone needs to address this serious issue, with all the children at Anasazi this weekend, The pools are filled ..Last thing needed is an accident

The writing on the back of her vehicle was GIRL FRIDAY and the Number is 602.619.0079

If this is a service someone here is using them they need to speak with this lady  that flies through here will no cares . She then double parks for periods of time and races back through complex on way out..MAYBE CEASE USING HER SERVICE SINCE SHE HAS NO RESPECT FOR OUR COMMUNITY

Talked with My Father  after receiving article yesterday about No Bids here,. H e is the head of Family Trust  who for 40 years was the director of purchasing for one of the largest Municipalities in Illinios.....Yes very qualified  to speak on the importance of bids


When discussed, He said he never heard of anything like this ..NO BIDS ??   And with the amount spent here a year on Vendors ?? This needs to be addressed


Many Many residents have been asking the same questions ??


At so many Board meetings we used to hear them say..Wayne get the bids..Well this whole time there were NO BIDS ?? Boards Fault not Wayne's

Vendor Bidding at Anasazi

There are 10 Outside Contractors that Anasazi Hires yearly at a cost of $700,000 yet competitive bids have never been required here

At most HOAs, bidding out work is an on-the-fly type process. It's not uniform, and sometimes the process works better than at other times. Why does that matter? Because when your bidding process doesn't work well, your HOA is probably losing money.
Instead of an unplanned process, your board should have guidelines covering when it will request bids for work and how the bids will be solicited and reviewed. Here, we show you how.

Check Your Documents, State Laws
Your state or your governing documents may have provisions covering when your HOA must request bids on projects. Be sure to include any such requirements in your bidding guidelines. "In Florida, the laws generally require condominium associations to obtain bids if the project will cost more than 5 percent of the annual budget," says Lisa A. Magill, a shareholder and association attorney at Becker & Poliakoff PA in Fort Lauderdale, Fla. "That threshold is 10 percent for homeowners associations." Of course, she adds, those provisions shouldn't discourage your board from obtaining bids for services excluded from the statute or below the threshold.


What to Ask Bidders
Start by including in your guidelines a timeline for how often you'll bid out work. "I ask my association clients: 'Does your association rebid the work of existing vendors?'" explains James R. McCormick Jr., a partner at Peters & Freedman LLP in Encinitas, Calif., who represents associations. "We have some associations that do that every three or four years. That helps to ensure you're getting the best value and price. And if you have a vender with whom you're very happy, keep that vendor, but also keep it on its toes by asking it to submit a bid as part of a review process every few years."

Also address the required qualifications of potential bidders. "I typically recommend at least three bids," explains Kristen L. Rosenbeck, a partner at the Mulcahy Law Firm PC in Phoenix, which represents associations.

"I also want to see licensed and bonded contractors to make sure the HOA's contractors are qualified."

Also include guidance on how you'll deal with potential conflicts, which may be governed by your state's law. 

"In Arizona, there's a statute stating that if there's a conflict between the bidder and someone on the board, it has to be disclosed and discussed before the vote is taken," says Rosenbeck. 

"Board members must disclose that there are conflicts. The conflicted board member can vote, but I recommend he recuse himself from the vote."
Abbate concurs.

 "Common sense dictates that the board avoids the appearance of impropriety whenever a prospective contractor has a family or financial tie with a board member," he says. "In that case, of course, the board member should abstain from the decision to hire the contractor, and soliciting bids will help establish that the remaining board members made their decision on the basis of legitimate considerations, as opposed to self-interest."

Guidelines about conflicts should apply to your HOA management company, too.

"If your HOA manager is selecting which vendors are permitted to bid, be sure to ask whether there's any relationship—legal, financial, or otherwise—between the manager or management company and the vendors," advises Magill.

 "Sometimes management companies have made arrangements for special pricing or services from vendors since they have tremendous buying power.

In other cases, a manager may solicit bids from poor-quality vendors to make the vendor with whom the manager has an advantageous relationship stand out from the competition."

Speed Limit 9

Since this has been addressed so many times in the last couple years, Hoping this "New Board" will take the time to research putting a couple new speed bumps in.The race way between the front gate  to build 4 ......and buildings 14-15 has become even worse

Yes many of the plates on speeding cars are out of state and in reality have noticed mainly woman
who speed through here.. Cmon Ladies slow down..lol

Many Canada and Minnesota plates seem to be the biggest speeders in last month

We have elderly here, many folks with grandchildren also on property

Lets not wait for a accident to solve a problem that can be remedied for very low cost with a great return

I will attend next board meeting and push for speed bump at sidewalk of build 5 elevator.Last year we borrowed a speed gun and had people going up to 34 mph........

Now we also have many with AZ Plates speeding also and have been habitual speeders with many complaints, so this is not only a winter problem its a year round issue. Just more traffic in winter increases the problem

There is a very simple solution and that is a speed bump. If our board cannot realize this I will kindly ask them  to sit out side building 5 with me and just watch with us and see if you do not agree

Many of you have also agreed this is a major problem here

"NEW BOARD"       I WILL SEEK THIS AT APRIL MEETING...

This could be a simple solution to a long time problem here

Cubs set new Cactus League crowd record in Mesa


It didn't take the Chicago Cubs long to break their own record for the biggest crowd ever at a Cactus League baseball game, already topping a mark set last year in the inaugural season at the club's new Mesa ballpark.
A record crowd of 15,331 people poured through the gates at Sloan Park on Friday, March 6 for an afternoon game against the Cincinnati Reds. Friday's game was just the second of 2015 at the stadium near Dobson Road and Rio Salado Parkway.
The previous single-game attendance record was set on March 25, 2014, when the Cubs played the Los Angeles Angels at the same ballpark and drew 15,276 fans. The Cubs played just two other games at Sloan Park — last year's finale and this year's opener — before beating that mark.
Officially, the stadium capacity is listed at 14,156, according to the Cactus League website. But the Cubs broke the 15,000 mark six times in 15 home games last season and has done so two out of three times this year, according to attendance figures from espn.com.
SPRING TRAINING: 2015 Cactus League schedule
The Cubs' spring crowds are larger than those of some Major League Baseball teams during the regular season. The Tampa Bay Rays, for example, drew fewer than 15,000 fans for about three dozen games last year, according to espn.com statistics. The Cleveland Indians fell below that mark about 30 times.
It was also a record-setting weekend for the Arizona Diamondbacks after the team announced Sunday the largest crowd ever at its spring home, Salt River Fields at Talking Stick, on the Salt River Reservation near Scottsdale. A crowd of 12,976 people watched the D-backs beat the Giants 10-5 in split-squad action.
Salt River Fields has 7,000 fixed seats and 4,000 on the lawn, so anything above that figure is considered a sellout, team communications manager Katie Krause said. Attendance can climb above 11,000 based on the number of fans at the stadium's three party decks, she said.
The D-backs' biggest crowd at Salt River Fields last year came on a Sunday — March 16 — against the Milwaukee Brewers. Attendance was announced at 12,871 for that game.
