Pool 1 - Closed

Canadians are Visitors ...Not Residents !!

After a meeting with other concerned residents, some of who still have a bad taste in their mouth over some of our canadian residents constant comments about saving Anasazi, and those attempting to alter our lifestyle here for full time residents

We have stated before Anasazi has about a 12% Canadian population, Now I have 4 good couples in my build 5, Nice friendly folks, and 1 BAD couple who rent to criminals, some of you how ever have the not so cream of the crop Canadian visitors in their building

What many have relayed is ...A Reminder to our visitors from North of the border

You are visitors to our country, city and community, therefore It is suggested to come enjoy yourselves here, But please do not to change our rules here to suit your vacation schedule.

This community is rapidly turning Anti Canadian at a fast rate.

The bottom line is even tho some of those here are great people you are still visitors to our country, the legal term is LEGAL ALIENS.....In the summer we are swamped with illegal aliens from South of the Border ..The winter swarmed with legal aliens from North of the Border

Maybe why our government has voted down allowing Canadian residents up to 240 days here as visitors rather than the standard now of 180

Questions ??  See article below

We need to start thinking ahead before we wind up with more Canadians and Snowbirds on our Board

The decisions of late show that we need people here to see what goes on day to day, Unfortunately we allowed the winter visitors to control our last election and you can all see by the result..We wound up with poor choices for full time resident board members..These elected were put in too place to kiss winter visitors asses and provide them with fall activities...That's the whole worry of this new board.

************************************************************************************
Canadians can get 180 day tourist cards for visiting Mexico, while Canadian visitors to the U.S. don’t need a visa if their stay is less than 180 days. However, if you spend too much time in the U.S., you may have to file a U.S. tax return. The key is to understand if you qualify as a U.S. resident under the "substantial presence" test. If you meet the test but your primary residential ties are with Canada you can avoid paying U.S. tax by filing a special form with the IRS. It’s also important to know what will happen if you overstay your welcome in another country—the penalties can range from fines to being banned from re-entry

What happened to the proposal to extend the limit for some Canadians to 240 days?

At least twice in recent years, legislation has been introduced in the U.S. Congress, but not passed, to extend the length-of-stay limit to 240 days for Canadian citizens over 50 years old and their spouses.
However, that proposal is now caught up in the debate over U.S. immigration laws. Now that the White House is bypassing Congress on the issue, and using executive orders, Canadian snowbirds shouldn't hold their breath.

So in closing come enjoy our beautiful country, But enjoy it, don't attempt to change it !

The magic number is 182 days in a single year. More than that,
 and Canadians risk
being considered a U.S. resident for tax purposes.
If Canadians overstay their welcome, they risk creating a
 U.S. claim on their
worldwide income, getting barred from the country for five years
 and losing prized free
healthcare, according to Dale Walters, the Phoenix-based chief
executive officer
of KeatsConnelly, a financial planning firm that specializes in
cross-border issues.
Even less than 182 days, though, and they still might meet
what the
U.S. Internal Revenue Service calls its “substantial presence” test.
It is a complicated formula, but if snowbirds spend more
than roughly 120 days per year
in the United States over a three-year period,
the IRS starts getting interested in them.

WE HAVE OUR OWN SOLUTION

Many angered by recents activities of board

First many have asked what is being done about short term renters?
or Criminal actions going on here,

All many have asked is at least recognize we have an issue and addressed at a meeting, Even if to say we are looking in to it ..But NOTHING

THE 1 ISSUE THAT WAS RESOLVED HERE WAS LATE NIGHT PROBLEMS AT POOL WITH GATES BEING LOCKED AT MIDNIGHT..

BUT THAT HAS BEEN OVERTURNED JUST IN TIME FOR WINTER FLOCK

Then this is published, THE BOARD HAS TIME TO PLAN ACTIVITIES FOR SNOW BIRDS...

.BUT NO TIME FOR IMPORTANT ISSUES PLAGUING US WHO LIVE HERE YEAR ROUND  (OUR HOME)  Including catered events ?????
********************************************************(Fall Activities)

HERE IS RECENTLY PUBLISHED MINUTES FROM JUNE 2015 MEETING

Locking of Pool Gates There are residents in the community that would like to use the pools before 8:00a.m. so it has been requested to open the pools earlier in the morning.

Paul Jensen made a motion to change the pool hours to open at 6:00a.m. and close at 12:00a.m.

Faye Roberts seconded the motion. All in favor; the motion carried unanimously.

Included in this motion was that the gates would not be locked during the night

and security was to be asked to check the pools at midnight and before they leave for the restricted hours of use
************************************************************************
AFTER 6 MONTHS OF NO SECURITY OR POLICE REPORTS AT POOL SINCE THE LOCKING..AND THIS FOOLISH DECISION

First off this action was taken many months ago  after many complained about late night trouble at pools

So this is the decision you have voted on ??

We did not enjoy the quiet evenings with NO COMPLAINTS ????

Well A group of us has decided any time we have issues in pool after midnite , we will go knock on Board Members Doors to alert !!    Don't like the idea ?? Tooo Bad .. we don't like your vote !!

PAUL JENSEN !!!   YOU ARE IN MY BUILDING ..I PROMISE I WILL KNOCK AT YOUR DOOR EVERY TIME I AM DISTURBED DURING THE MIDDLE OF NITE BY DRUNKS OR NOISE AT POOL..GUARANTEED...POOR DECISION ON THE VOTE

PAUL .....I have supported you all along the way to the dismay of many here, who do not care for you on board ..And now another vote against full time resident requests..YOUR POPULARITY HAS  DROPPED DRAMATICALLY AMONG FULL TIME RESIDENTS,
With you living pool side..thought you might see the issue we face here??

MANY OTHER FULL TIME RESIDENTS HAVE ALSO AGREED TO DO THE SAME WITH OTHER BOARD MEMBERS....AND KNOCK ON THEIR DOORS........WE ARE ORGANIZING !!

This decision was a foolish motion, as we have had no late night issues period since locking gates

MAYBE YOU WILL CALL SECURITY.WHEN WE KNOCK ON YOUR DOORS

.. BUT IF THEY ARE NOT ON DUTY IN LATE HOURS , YOU WILL BE HELPLESS ALSO..

To the other Board members I have no  issue with getting dressed if awakened LATE NITES due to another poor decision by board and come knock on all your doors..I look to the challenge.

Also the vote to open pools at 6am...so the people that exercise can be in  the way of pool man doing his job..We have seen in last couple years Winter visitors dont have enough sense when he is cleaning pool to move!

BUT THE VOTE TO NOT LOCK POOL AT MIDNIGHT IS A JOKE

ENOUGH OF PEOPLE FROM ANOTHER COUNTRY AND THOSE WHO ARE NOT RESIDENTS  HERE KEEP PASSING RULES THAT UPSET THE EVERY DAY LIFESTYLE OF THE FULL TIME RESIDENTS  !

WATCH FOR POSTS THIS WEEK ADDRESSED TO OUR CANADIAN VISITORS WHO WANT TO MAKE RULES FOR AMERICAN CITIZENS...

MANY RESIDENTS HAVE BEEN INVOLVED IN WRITING THIS SERIES OF POSTS !!

Dogs On Leash !!

This morning as my wife was walking our dog, it was attacked by a dog here on NO LEASH

Now this is a everyday thing with this woman in Build 16  #109....every day she lets her dog run without a leash

NOW THE SAD PART IS MANY MORNINGS OUR BOARD MEMBER MARTA VEGA IS OUT WITH HER TALKING AS THIS LADIES DOG RUNS WITH OUT A LEASH

If a Board member is standing there with no words on rules to this resident, how do we expect anyone else to follow the rules??

To the lady in 109, If you dog attempts to go after my 5 pound dog again without a leash, I will protect my puppy and do what it takes and then call animal control

You were very lucky my wife retrieved my dog before it was hurt or we would have a serious issue here.

PUT YOUR DOG ON A LEASH OR YOU WILL DEAL WITH THE RAMIFICATIONS

This complaint will also be made in office on Monday

Very Interesting Idea's

After talking and meeting with a large group of residents, who had wanted to discuss options for Board to consider with long overlooked "Short Term Rentals" here at Anasazi.

This growing group has met on 2 occasions and have looked into solutions by other HOA communities who face the same problems and what they enacted to stop the problem

What many of you do not realize is with short term..(Weekly, Nightly) We can be classified a hotel which would reduce our property values significantly.

Here is some of the ideas from our own Residents and Other HOA's of the Caliber of Anasazi

and yes all would have to be looked at by Anasazi Atty

The first is to set a real fine rule in place

1ST Infraction - Warning Letter

2nd Infraction - $100 Fine

3rd Infraction - $500 Fine

4th infraction = No rental for 1 year

If owners are getting $3000 a month our policy now of 3 warnings and then a $50 fine is non threatening from the start...Whats a $50 fine on some who takes in $15,000 in rent ??
***************************************************
Now 2 other HOA'S Here and some in Florida have set stricter rules to keep property values up

In Arizona and Florida many HOA'S Have clauses that new buyers cannot rent for the 1st year of ownership

Also many Communities only allow 1 Rental per year up to 6 months
or 4 rentals a year of 3 months ?

This above solution would eliminate 80% of the management companies here and also stop many of the short term rentals here..Many on board for this idea here and after further meetings in further weeks we will have a plan drawn by someone with legal background

These are some very good options

WATCH FOR FURTHER POSTS FROM THE SHORT TERM RESIDENTS GROUP

Another Heavy Monsoon Storm Hits Anasazi

Severe Thunderstorm Warning
Central Arizona
At 7:14 PM MST, Doppler radar indicated a severe thunderstorm capable of producing
damaging winds in excess of 60 mph .

Last nite about 7;15pm Anasazi was hit with over 60 mph winds and over 2 inches of rain in 20 minutes.!!

Some wind damage was noticed  and many patios starting to flood.

This was a strong microburst with winds that exceeded 60 mph in the complex here

Again if you are a part time resident here, you may want to have someone check your unit for any damage..The winds sprayed my patio with no mercy and as stated before in 11 years here only had rain on patio 2 x..Last nite made 3

Nervous and Scared Resident

I am posting this hoping that someone will take the appropriate actions to keep this community a safe and decent place to live. I am a renter who has been here going on 3 years and I really love this community. But since moving from building 8 to building 4, I have questioned my safety and the safety of my home on too many occasions. I've read on another discussion forum about the criminal activity that has been going on and I am not at all surprised.

I've seen at least 2 groups of sketchy looking individuals residing on floor 2 and now on the 4th. I believe the crew in floor 2 were related to a resident, but this new tenant in floor 4 is still a mystery.

This person is up all night every night making noise, clanging around bottles, tools and other miscellaneous items. I believe I saw this individual at the shell station up the road and I hate to judge by appearances, but I immediately thought "meth head" Now after hearing these noises for the past few weeks (getting little to no sleep mind you) I can only assume one thing and

I am afraid this tenant is cooking up drugs.

This pisses me off because I am a good tenant who loves this community and obeys the rules, but if this shit doesn't shape up, I am out of here.

The most troubling part about this is wondering why the owners of these units are not conducting background checks on potential renters?

I think a strict process needs to be in place where the owners clear the renter via background and credit checks and this information is submitted to HOA/Community management for approval. It is absurd to think that the permanent residents of this community should have to even question whether or not their new neighbors is a thief, crack head or murderer.

I called security tonight and made a noise complaint. What I head when the guard approached the unit (#434) didn't sound very promising to me.

I want my identity kept anonymous because I fear backlash from these shady characters and I fear leaving my home and belongings behind each day I leave for work.

DO SOMETHING ABOUT THIS before this place turns into a dump from the west side!

Short Term Listings Continue

We will continue to ride the board about short term rentals here till it can be discussed by all at a meeting with no 3 minute time limit!

Another Residents Comment

It's so sad to see all the vacation rental listings for Anasazi Condos - 1 month, a week. I'm looking to rent at least 6 months to a year, but online I'm running into a lot of advertisements for vacation rentals in the Anasazi condos. I would think listing vacation rentals at the Anasazi Condos would go against Anasazi's CC&Rs.......Kelly J. McKibbin
